Douglas Development the latest to make a big Buzzard Point play

Whether it’s the promise of a new D.C. United stadium, the inevitable outgrowth of Capitol Riverfront to the west or simply a renewed appreciation for a long-ignored waterfront, the District’s development community has a rather sudden, insatiable thirst for Buzzard Point.

The latest proposal comes from Douglas Development, which this week pitched the redevelopment of 1900 Half St. SW into 462 apartments, 24,032 square feet of retail, a rooftop deck and infinity pool, and a huge second floor courtyard overlooking the Anacostia River. The architect is Antunovich Associates, Douglas’ recent go-to — the same firm that designed the overhauled Hecht Co. warehouse and NewCityDC.

The Buzzard Point project involves the adaptive reuse of a vacant nine-story office building constructed in 1976 for the General Services Administration. First Wharf apartments open for leasing in less than a week

Two apartment buildings within The Wharf on the Southwest D.C. waterfront, totaling nearly 650 units between them, will begin leasing, by appointment only, on May 15. Both are expected to welcome their first tenants in the fall, if not sooner. The Channel, the largest apartment building under construction in Greater Washington at 501 units, and Incanto, a luxury, 148-unit building, are both expected to open at roughly the same time as the rest of The Wharf's 12-acre first phase — although the Incanto website suggests its first residents might be able to move in by summer.
